The heating and cooling of a home accounts for 50% of all utility costs which makes energy efficiency a critical factor when building a new home.

The movement of cold into a house through framing is called thermal bridging. It’s a problem because it increases energy consumption; and it’s a particular problem with steel. To prevent this, steel framing requires extra insulation on the outside sheathing which adds significantly to building costs.

Given that the Australian Government will be introducing an emissions tax scheme in 2010, it has been heavily noted that the price impacts will initially be concentrated to electricity and gas. This makes the choice of building materials a critical element when constructing a new home.

A study conducted by the Consortium for Research on Renewable Industrial Materials (CORRIM) found that homes framed in steel and concrete required 17 and 16 percent more energy (from extraction through maintenance) than their wood frame counterparts.

In addition to this, another recent study conducted by the Department of the Environment, Water, Heritage and the Arts has found a significant correlation between house prices and energy efficiency ratings. What they found was that for a house worth $365 000, increasing the rating by half a star would, on average increase its market value by $4489.

Wood’s cellular structure contains lots of tiny air pockets; making it a better insulator than other materials – 10 times better than concrete and 400 times better than steel, thus helping to minimize the energy needed for heating and cooling.
